Engineered for Michigan winters

Flat Roofs

A flat roof isn't really flat — it just looks that way from the ground. They're designed with a gentle slope toward drains or scuppers, and the whole system needs to handle standing water, snow load, and dramatic temperature swings without giving up.

Flat Roofs

Modern flat roofs are a long way from the hot tar your parents complained about. We install single-ply membrane systems — TPO and EPDM — that are mechanically fastened or fully adhered, with heat-welded seams and reinforced corners. Done right, these systems routinely last 25 to 30 years on a Michigan home.

The most important part of a flat roof isn't the membrane itself — it's everything underneath. Proper insulation, tapered to ensure drainage, plus careful detailing around every penetration. We size everything to your home and document it so future work goes smoothly.

Whether it's a flat dormer, a low-slope addition, or an entire commercial-style residential roof, we'll tell you honestly what your system needs and what it will cost.

Our hassle-free process.

    Listen

We start with a real conversation. What's worrying you, what you've already tried, and what matters most for your home.

    Inspect

We climb up and take a careful, honest look — attic to ridge — and document what we find with photos you keep.

Common questions.

Which is better, TPO or EPDM?+

Both are excellent when installed correctly. TPO is white and reflects heat; EPDM is black and absorbs it. We'll recommend based on your home.

How long do flat roofs last?+

A properly installed single-ply system typically lasts 25–30 years in our climate.

Why is my flat roof ponding water?+

Usually because the insulation underneath has settled or wasn't tapered correctly. It's solvable, but it's a tear-off.

From our customers.

"They told me my roof had another five years left and I didn't need to replace it. Most contractors would have sold me a new roof. That's the kind of honesty I trust."
Sarah K., Grand Rapids
"From inspection through final cleanup, the Above Roofing crew was respectful, on-time, and clearly knew what they were doing. The yard was spotless when they left."
Michael D., Holland
"After a hailstorm, I had three roofers out. Above Roofing was the only one who walked me through the insurance process honestly and didn't try to sell me on damage that wasn't there."
Jennifer T., Jenison
