Complete roofing systems

Roof Replacement

A roof replacement is one of the bigger investments you'll ever make in your home. We think it should also be one of the most straightforward.

Roof Replacement

When your roof is near the end of its life, repairs start to feel like patches on patches. Granules wash off into the gutters, leaks find their way to ceilings, and energy bills climb a little higher every winter. At that point a replacement is usually the more honest answer — but only if it's done as a complete system, not just a fresh layer of shingles.

We install full roofing systems. That means proper tear-off down to the deck, ice-and-water shield where Michigan winters demand it, synthetic underlayment, properly sized intake and exhaust ventilation, new flashing at every penetration, and architectural shingles from manufacturers who actually stand behind their products. Skip any one of those layers and you've shortened the life of everything above it.

We're CertainTeed Select ShingleMasters and Malarkey Premium Contractors, which means we install to manufacturer specs and can offer the strongest material warranties available. We back it all with a lifetime workmanship guarantee — because if something goes sideways years from now, we'll still be here.

Every replacement starts with a careful inspection and a clear, written recommendation. If your roof has years of useful life left, we'll tell you that too.

Common questions.

How long does a roof replacement take?+

Most homes are completed in one to two days. Larger or more complex roofs may take three. We'll walk you through the schedule before we start.

Do I need to be home?+

No. We just need access to the driveway and an outlet. We'll communicate by phone and send photos along the way.

What's the difference between a tear-off and a layover?+

A tear-off removes all old material so we can inspect and repair the deck. A layover puts new shingles on top of the old. We almost always recommend a tear-off — it lasts longer and is the only way to find hidden issues.

How long will my new roof last?+

A properly installed architectural shingle system from a quality manufacturer typically lasts 25 to 50 years depending on conditions. Ventilation and underlayment matter as much as the shingle itself.

Will you protect my landscaping?+

Yes. We tarp gardens and shrubs, use plywood walkways where needed, and do a magnetic sweep of the entire lawn before we leave.

From our customers.

"They told me my roof had another five years left and I didn't need to replace it. Most contractors would have sold me a new roof. That's the kind of honesty I trust."
Sarah K., Grand Rapids
"From inspection through final cleanup, the Above Roofing crew was respectful, on-time, and clearly knew what they were doing. The yard was spotless when they left."
Michael D., Holland
"After a hailstorm, I had three roofers out. Above Roofing was the only one who walked me through the insurance process honestly and didn't try to sell me on damage that wasn't there."
Jennifer T., Jenison
